Despite the higher upfront cost compared to standard office renovation, investors say demand from life sciences tenants has remained resilient even as broader office leasing has softened.
"Traditional office tenants are still cutting their footprint as hybrid work sticks around, but life sciences companies need physical lab space no matter what — you can't run an experiment over video call," said a commercial real estate investor active in several conversion projects. "That distinction is exactly why we're deploying capital into this asset type right now instead of standard office."
New Jersey's decades-long concentration of pharmaceutical company operations has made the state a natural target for these conversions, with investors citing proximity to an established life sciences workforce as a key advantage over other regions attempting similar office-to-lab conversions.
