Condo prices along the Jersey City waterfront continue to climb, according to new real estate data released this month, as new construction fails to keep pace with demand from buyers increasingly priced out of comparable Manhattan properties.

Median waterfront condo prices have risen for six consecutive quarters, brokers say, driven largely by buyers relocating from Manhattan who want to retain a similar skyline view and PATH train commute while paying meaningfully less per square foot. Several new development projects have been delayed or scaled back due to rising construction costs, further constraining available supply.

"Every buyer I show waterfront units to says roughly the same thing — they want the view and the commute without the Manhattan price tag, and right now there just aren't enough units to satisfy that demand," said Jersey City real estate broker Talia Fenwick. "Until more supply comes online, I don't see this price trend reversing."

Developers say permitting delays and rising material and labor costs have made new waterfront projects more difficult to finance than in previous years, contributing to the supply constraint. Some projects that had been announced years ago remain stalled awaiting more favorable financing conditions.

City planning officials say they are reviewing zoning adjustments that could allow additional waterfront density, though any such changes would likely take years to translate into completed units given standard development timelines.
